If you would like for me to provide the financing for the purchase of your new Colorado property, a legal document called a Purchase Agreement (sometimes known as an Installment Land Contract or Contract for Deed), will be used to transfer ownership of the property to you while you are making the loan payments.

The property is immediately yours to enjoy once you sign the Purchase Agreement and I receive the Agreement and down payment.

 

While you are paying for your property, you may camp on your land or build your new cabin or home. Or, you may just sit in a lawn chair and enjoy the fresh air, mountain views, and wildlife. The property is yours to enjoy.

 

You will receive a Deed for the property once the loan has been paid in full. At any time, without penalty, you may pay part or all of the outstanding loan balance to receive the Deed. In addition, at any time you may re-finance with another lender and pay me off.

2.  Send me an e-mail to confirm this property is still available. E-mail is best, but you may call 719.859.0782.

 

If I do not answer when you call, please send an email instead to make sure I know as soon as possible of your interest in the property.

 

3.  If the property is still available, once I receive your e-mail, the property will be reserved for you pending the receipt of the information necessary for the Purchase Agreement and then the signed Purchase Agreement with the down payment.

4.  I will send you an e-mail to give you written conformation your property is off the market and reserved for you.  I will also request the information necessary for the Purchase Agreement to legally transfer the property to you.

5.  Time is of the essence.  The property will remained reserved for you for up to 5 business days to allow enough time for the paperwork and down payment to be received by me.

6.  After receiving the requested information, the Purchase Agreement will be e-mailed to you for you to review and signature.  This should be within 24 hours from the time I received your e-mail with your information.

7.  Please mail (regular mail) the Purchase Agreement with the down payment immediately so that I will receive it within 5 business days from the date you first notified me of your intent to purchase the property.

8.  Time is of the essence. If the Purchase Agreement and down payment are not received within 5 business days, the property will be put back on the market and sold to the next interested person or family.
