3. If the property is still available, once I receive your e-mail, the property will be reserved for you for up to 5 business days.

4. After receiving your e-mail message, I will send you an e-mail to give you written conformation the property is off the market and reserved for you. I will also request the information necessary for the Purchase Agreement and Ownership Documents.

5. Time is of the essence. The property will remain reserved for you for up to 5 business days. However, if you do not provide the requested information for the purchase agreement within 2 business days from the time I sent the e-mail requesting the information, the property will be put back on the market and sold to someone else.

6. After receiving the requested information, the Purchase Agreement will be e-mailed to you for you to review, approval, and signature.

This should be within 24 hours from the time I received your e-mail with your information.

7. Immediately return the signed documents and the escrow payment [deposit to hold the property for you if you are paying in full or obtaining a loan from your lender], or down payment, or payment in full. Mail this via regular post office mail. I must receive this within the 5 business days from the date you first notified me of your intent to purchase the property.

8. Time is of the essence. If the Purchase Agreement and escrow payment, or down payment, or payment in full are not received within 5 business days from your initial contact, the property will be put back on the market and sold to the next interested person or family.

9. This process -- from start to completion -- should take less than two weeks unless you are obtaining your own loan.
