Simple Pleasures ~ Lasting Memories

A mountain view can give you a lifelong memory.

It is the winter season in Colorado. The mountain peaks are white and the legendary Colorado ski areas are open. In many cases, the mountain valleys are mostly free of snow.

The views are remarkable.

The air temperature may be crisp in the mountains, but the predominate sunny days feel warm because the high altitude brings you closer to the warmth of the sun.

Extraordinary skiing and experiences awaits you in Colorado.

One experience can be a lasting memory.

Although it is snowing in the mountains, for the most part the days remain very pleasant with crisp mornings, warm afternoons, and crisp evenings.

On average, a snowstorm will move through Colorado once a week during this time of the year.  Some are barely noticeable while others leave behind a deep blanket of powder.

As the premier ski destination in North America, Colorado boasts the best variety of skiing and ski-related attractions on the continent, perhaps even the globe. The state's 26 alpine resorts attract more than 11 million skiers each year. More than one-fifth of all the lift tickets sales in North America occur at a Colorado resort. Seven of the 10 most popular resorts on the continent are in Colorado.

Colorado  Hunting  Season
August through March

Anyone who hikes, bikes, rides horses, or fishes should be very careful during hunting season. It is a good idea to wear bright colors while outdoors.  A hunting "blaze orange" vest, as shown to the right, is a good idea.

  • March 12-14 -- 27th Annual Monte Vista Crane Festival -- Late in February, sandhill cranes, the San Luis Valley’s oldest visitors, begin their annual trek from south to north, stopping off around the Monte Vista National Wildlife Refuge to load up on fuel. For millions of years, the sandhill cranes have been spending their "Spring Break" in Colorado’s Valley of the Cranes and more recently, wildlife watchers have been drawn to wonder at this phenomenal natural spectacle.  Crane watchers come from far and wide for the Monte Vista Crane Festival.  A week earlier, March 7-11, The Nature Conservancy and renowned nature photographers Michael Forsberg, Dave Showalter and local naturalist John Rawinski host their first annual Photo Trip to the Zapata Ranch in the San Luis Valley to document the historic Sandhill Crane Migration.  More Info: www.cranefest.com

Country Living
Why I Invest In
Southern Colorado Real Estate

A Simpler Way Of Life

I grew up in the mountains of southern Colorado.  I love the solitude, beauty and abundance of wildlife this area offers.  I also love the people.  Most are ranchers and farmers -- friendly country folks who do what they say they will do when they say they will do it.  Folks smile and wave when you pass them on the roads.  Folks stop and talk to you outside the post office and grocery store.  You feel like a member of their family.

West Spanish Peak
Horseback Riding in the Mountains

There are several reasons why I only invest in southern Colorado real estate.  One reason is the area still has that old country feeling.  There are more ranches, farms, elk and deer than there are people and resorts.  Life is more relaxed.  The towns are small.  You are a member of a community that knows and looks out for one another.  Most of the restaurants serve good, homemade, country-style meals.  You can easily eat a large, home-cooked meal for less than $10.  Don't forget the homemade pies.  Fine dining restaurants are also part of the mix.

If you want to relax, come to southern Colorado.  If you want to escape the traffic jams, this is the area for you.  If you want to see wildlife instead of all those people, then you are in luck.  If you like to get a smile and wave from a stranger, visit southern Colorado.  If you want to stare at snow-capped mountains instead of buildings that block the mountain views, then you will prefer southern Colorado.

Mule Deer Buck
Sangre de Cristo Mountain Range

In Southern Colorado you will experience a lot of open country, fresh air, wildlife and majestic mountain views.  Life here in southern Colorado is more laid-back.  At the same time, the quality of life is excellent.  Studies have shown the people who live in Colorado are some of the healthiest people in the country.

Another reason I love this area is this is the last good mountain real estate value in Colorado.

Fly fishing in southern Colorado can be some of the best in Colorado.

Tucked down in southern Colorado, in the southeastern portion of the San Juan Mountains, is a fly fisher's dream. The Conejos River has fishing access and easements along more than 60 miles of its course. You can angle for trout and see some gorgeous country at the same time.

The Conejos River (conejos is Spanish for rabbit) starts above the Platoro Reservoir, travels through the San Juan National Forest and South San Juan Wilderness Area, then finally winds across the San Luis Valley until it meets up with the Rio Grande River.

Fall Leaves

Colorado is also known as Colorful Colorado for many reasons.  The fall season will demonstrate one of those reasons.

It is my hope the mountains of southern Colorado give you the same wonderful experience of peaceful life that I have enjoyed throughout my life.

Tranquility

Tranquility

I offer southern Colorado real estate and southern Colorado mountain properties with the old, country-living feeling in areas with small towns and communities.  Just like many years ago, you will have few neighbors - and know most of them by name, including the kids.

Stress Free.  Instead of watching cars racing around, you will watch rabbits and deer racing across the meadows.  Out here, you take a short trip from your country home to town to get supplies.  Mountain views, wildlife, and less traffic await you.

Southern Colorado has a very rich history.  This includes explorers of the new frontier -- Spanish Conquistadors, mountain men, famous cattle trails, and rich mining.

Once again, or perhaps for the first time, you will have the opportunity to feel you are part of a community.

Southern Colorado Relaxation

The Colorado real estate, acreage, land, and lots are located in central-southern Colorado.  Most of the mountain properties are located in the mountains and mountain valleys of central-southern Colorado, mostly in and around the San Luis Valley.  The San Luis Valley is where Colorado first began.  The properties are predominately located west of I-25 and east of the Continental Divide, south of Colorado Springs to the New Mexico border.  Note the yellow highlighted area in the map to the right.

Most of the properties have the option for no qualifying, easy owner financing (seller financing).  All you may need is a small down payment.  In these cases, there are no closing costs or any other fees.  There are no surprises or hidden fees.

Property Owner Testimonial

Thank you for selling the property to me. I feel like a rancher because of owning the land. I have 3 cowboy hats because of it and I can honestly say I have a small ranch. My property is part of me now. It's my piece of mind. I've read where the San Luis Valley air is some of the cleanest on Earth. Thank you so much for selling it to me.

Start Creating Your Own Colorado Memories Today

What sets Colorado apart from every other state in America? Ask a local. One might say it's the skiing and then they'll tell you about their favorite powder run or their preferred stretch of moguls. Some will tell you about the weekend in the mountains and the hike to the alpine lake. Another might tell you about the peacefulness of fly fishing in the Colorado rivers and lakes.  Ask a local what there is to do and they'll detail in specifics why they love this state.

Meet Some of Colorado's Wildlife

There is an abundance of wildlife from deer, elk, antelope, and big horn sheep to bunny rabbits. More than 250 species of birds visit this area each year including sandhill cranes, geese, ducks, and doves.

Mule  Deer

The mule deer is the deer you will find roaming and calling Colorado home. It gets its name from its large mule-like ears. Adult male mule deer are called bucks, adult females are called does, and young of both sexes are called fawns. The most noticeable differences between whitetail deer and muleys are the color of their tails and configuration of their antlers. The mule deer's tail is black tipped. Mule deer antlers are bifurcated, or "fork" as they grow rather than branching from a single main beam (as with white-tails). Each year a buck's antlers start to grow in spring and are shed after mating season from mid-January to mid-April. Mule deer bucks have somewhat more prominent ears than females. Instead of running, mule deer move with a bounding leap (stotting) with all four feet coming down together.

(springtime and early summer)

The mule deer is the largest of the Odocoileus genus, standing, on the average, 40 to 42 inches at the shoulders and stretching 80 inches or so nose to tail. An adult buck will weigh from 150 to 300 pounds on the hoof, with does averaging 100 to 175 pounds. The occasional trophy-sized mule deer buck may weigh in around 400 pounds. The Mule Deer does not show marked size variation across its range as does the White-tailed Deer.

The "rut" or mating season begins in the fall. Fawns are born in the spring, staying with their mothers during the summer and being weaned in the fall after about 60–75 days.

Fly Fishing Southern Colorado Rivers

There's something remarkable about wetting a line in one of Colorado's waterways, whether you are fishing a high mountain stream or a raging river.  For it is here that simple snowmelt becomes a roaring river.  The legendary Rio Grande River is born in the mountains on the west side of the San Luis Valley.

Property Owner Testimonial

I just wanted to tell you that my family and I did come up to Alamosa on my vacation and it was so beautiful with all that snow everywhere. It was a great weekend there. We went out to the property and followed the maps you emailed me before. I tell you Scott, there was something about standing there on the land and me my wife and kids just stop and stood still for a minute and listened. That was the most quiet, peaceful place I have ever been in my whole life. I have never stood in the middle of an open field facing a beautiful snowy mountain and standing deep in the snow like that with absolutely no sound at all around there... it was priceless. That's why we are ready to get started on the land and start working toward building us a cabin out there. Well, take it easy and hope to hear from you soon.
